If you have been keeping an eye on the South Florida real estate market lately, you know that the headlines can be a bit of a rollercoaster. As we move through the first quarter of 2026, it is time to cut through the noise and look at what is actually happening on the ground here in Palm Beach County.
As your dedicated guide, my goal is to ensure you stay in the driver’s seat. Whether you are looking to sell your family home in Wellington or find a modern oasis in Westlake, understanding these trends will help you save time and protect your investment.
The current data suggests that we are moving into a phase of market stabilization rather than a dramatic correction. As of February 2026, the median sale price in Palm Beach County sits at approximately $469,167.
What does this mean for you? It means the "waiting game" is becoming a risky strategy. Stability is a sign of a healthy market. It allows buyers to make informed decisions without the fear of being outbid by $100,000 in twenty minutes, and it allows sellers to price their homes with confidence.
You may have heard reports that Florida is flooded with homes. However, in Palm Beach County, the reality is different. Current inventory levels are actually trending lower year-over-year. The pace of new listings is not keeping up with the steady demand from people relocating to our sunshine state.
We are seeing a "normalization" of seller behavior. Sellers are returning to the market with much more realistic expectations. Currently, about 84.1% of homes are selling slightly under list price, signaling room for negotiation.

One of the biggest shifts for 2026 is the return of the "Negotiation Era." As a RENE (Real Estate Negotiation Expert), I am seeing massive opportunities to structure deals that weren't possible two years ago.
Savvy buyers are using Seller Concessions to their advantage:

2026 is marking a significant turning point for the condo segment. Most buildings have now completed required structural reports. This makes condos: especially in lifestyle-driven areas like Palm Springs: an incredible value proposition again.

Do not overlook new construction. Builders in Palm Beach County are offering aggressive incentives like fixed below-market interest rates and appliance packages. Areas like Greenacres and Lake Worth are seeing fantastic new developments.

The "chaos" has subsided, leaving behind a market where strategy and local knowledge are the keys to success. My team and I pride ourselves on our responsiveness and our commitment to detailed market research.
